Pat has lived all over the world with her West Point officer husband, Bob, and three daughters. Moving 15 times in 22 years, she particularly enjoyed their three years in Europe. In 1992, after going through the “Where are we going to live for the rest of our lives” examination, Pat and her husband decided to return to her roots the Sanford/Carolina Trace area. With ancestors in the region since the 1800s, Pat was born and raised on a farm near Carolina Trace.
As a resident of the Trace, Pat now is applying her skills as a former school teacher, librarian and real estate agent (for 14 years) to her customers at Carolina Trace Gated Properties, LLC. Pat also enjoys redoing old homes, traveling, reading, gardening, cooking -- and -- Law and Order reruns.
Pat’s keen sense of humor is accentuated by her strong southern accent but all of her customers appreciate that she makes a concerted effort to be understood by all.

Originally from Massillon and Canton, Ohio, Bill’s career took his wife, Pat, and him to Indianapolis, Indiana, Buffalo, New York and Erie, Pennsylvania. Bill was with John Hancock Insurance for 33 years and was the Agency Manager prior to “retiring” from the first phase of his life.
Bill’s years of listening to his customers and creating solutions for their insurance needs was good training for his next career at Carolina Trace Gated Properties, LLC -- listening to his customers and creating solutions for their housing needs. Bill and Pat moved to the Trace in 1994 after their examination of, “Where are we going to live for the rest of our lives.”
While Bill worked, Pat relaxed at home and raised their 10 children. They now have 26 grandchildren. Their children and grandchildren often visit the Trace but not all at once.
After practicing law for forty years and raising four children with his wife, Mim, in New Jersey, Barry and Mim launched their search for the ideal place to spend the next phase of their lives.
In 1999, they drove through Carolina Trace's gates and instantly knew that their search had ended. In 2006, they started their next adventures - in Carolina Trace. Barry is enjoying his decision to switch from real estate attorney to real estate broker. He is excited about using his past experience for the benefit of both buyers and sellers of Trace properties.
Life at the Trace can offer something unique for each resident. As Barry says, “Being a Tracer allows me to fully enjoy my vocation of working with people in real estate while pursuing a vacation of golf - especially my passion for collecting and playing with antique and hickory period equipment. Where else but at Carolina Trace could I do this?”

A West Point graduate and Professor of Physical Education at USMA, West Point, Al and his wife, Lynda, chose Carolina Trace as their answer to the question, “Where are we going to live for the rest of our lives” after he retired from the military in 1990.
During his first five years at the Trace, Al headed the establishment of Back Health Clinics (medical-based clinics for the treatment of lower back pain) and provided consultation nationally on the development of Back Health Medical Centers; he currently is the holder of several US patents for the FDA approved BackMate® Rehabilitation System.
Al then became a real estate broker and since 1995, Al has been a real estate broker specializing in Carolina Trace properties full-time with Carolina Trace Gated Properties, LLC and is currently our broker-in-charge. His customers benefit from Al’s extensive knowledge of the Carolina Trace community.
Todd is a man with a penchant for multi-tasking. While he was directing both a real estate company and an insurance company in up-state New York, Todd and his wife, Louise, were also raising two boys, participating in the leadership of the community and restoring a 1900’s Victorian home to pristine condition.
When they examined the question, “Where are we going to live for the rest of our lives,” they decided to make Carolina Trace their home. Since purchasing their older home two years ago, Todd and Louise have, once again, used their talents in construction management, and architectural and interior design to add a new garage, install a lake wall and boat slip, and are finalizing plans for an addition and upgrade.
As a real estate broker since 1982, Todd brings to his customers his understanding of the business, an ability to help visualize their lifestyle in the homes they visit, and a passion for Carolina Trace.
Elizabeth (Bette) Sucher, 89, considered the "Grand Dame," of Carolina Trace real estate, died August 8, 2007 in her son's arms in her Trace home.
She was busy taking care of her customers until 7 days before her death. After 23 years of helping others discover the joys of living at Carolina Trace, Bette left us at Carolina Trace Gated Properties, and all others who knew her, richer in spirit.
In tribute to her, her biography appears below.
Bette was destined to be a successful real estate broker despite the fact that she began her professional career in the financial world. As the controller of a retail firm in Cleveland, Ohio, she and the owners grew the company from four to twenty eight stores and raised its D&B rating from “D” to “AAA.”
Yet while she was shouldering her controller’s responsibilities, she was dreaming of selling real estate. When the company was sold, she followed her dream and made the Million Dollar Club in her second year.
In early 1979, Bette and her husband, Glenn, started on their search for “where they were going to live for the rest of their lives.” Their first stop was Carolina Trace where they bought a beautiful lot. But they were not yet finished searching. They “made the rounds” during the next few months, returned to Carolina Trace in April to look again. The abundance of flowering dogwoods and azaleas on their lot and throughout the community sealed the deal It was the spot for them.
Since 1981 Bette had been deeply involved in selling real estate within the Carolina Trace gates. While she formerly served as the company’s Broker in Charge, she was delighted that she was freed of those administrative responsibilities to concentrate on what she loved best helping others explore where they will live for the rest of their lives.
Tana Boerger and Alana Davidson have been business partners for over 25 years and are sisters ---and have been for over….. years…smile. Note: Alana is the older.
After building and selling three other companies, in August, 2004 Tana and Alana purchased Carolina Trace Gated Properties, LLC. They are leading a company that is committed to delivering to each client and customer the highest professional service found in the real estate industry.
Tana Boerger is lucky. She has been visiting Carolina Trace since her mother and father-in-law moved there eighteen years ago. She has seen first hand the caring spirit that pervades the community a genuine old fashioned, small-town concern for acquaintances as well as friends.
When the opportunity to own the Carolina Trace real estate sales and development companies presented itself, there was very little to think about. It is an exciting time to be at Carolina Trace and Tana and Alana are playing a major role in transitioning the Trace from a “Greatest Generation” community to the “Baby Boomer Generation.”
Tana and her husband, Tom, delight in the amenities of the Trace. They love calling their son, a Manhattan hotelier, while playing a round of winter golf just to ‘rub in” the fact that it’s 25 degrees and snowing in New York City and 60 degrees at Carolina Trace. Life begins at the Trace.

When her parents moved to the Trace in 1998 and Alana saw how instantly the Trace community embraced them, she decided then that she wanted Carolina Trace to become an important part of her life as well. Today, Alana devotes her energies to spreading the word to Baby Boomers that Carolina Trace is a special place for the next phase of their lives.
The parent of a jazz guitarist at the University of Miami School of Music, Alana continues that family music tradition as a participant in the Trace Players, a group of Trace musicians who put on an annual musical to raise money for non-profit organizations within the Sanford area. This is just one of the myriads of volunteer organizations to which Tracers contribute.
